Marina Overview

Champlin’s Marina and Resort is one of New England’s premier boating destinations, drawing thousands of boaters each summer to Block Island. When TPG Resorts acquired the property, the goal was to reposition Champlin’s as a luxury marina resort while driving stronger financial performance across dockage, fuel, and amenities.

The Challenge

One of the techniques that helped Champlin's drive revenue under previous ownership was rafting boats next to one another, sometimes five-across. While this proved to great for cashflow, it increased liability and customer complexity.

To make up for lost "dockage," new ownership was proposing a dock expansion which would increase the total available linear feet at Champlin's. 

When this expansion fell through, TPG still had a 40% revenue growth rate to target - without rafting and without increased dock space.

The property needed to modernize its pricing, optimize utilization, and establish consistent reporting to unlock growth and prove NOI for institutional ownership.
